·       美国股市税务政策这两个星期很关键!

美国道琼斯指数昨晚闭市在20775点,涨了32点。这一个月道指已经涨了接近900点。
这个非常强劲的表现我认为是因为美国公司第4季度的业绩成绩相当好。以目前为止,标普500公司当中,有82%的公司已经公布业绩。在这些公司当中,有66%的公司盈利数据比分析师预测的还要好。

更重要的是在这些已经报告业绩的公司当中,有60%的公司都有提到特朗普的税务政策的改革Tax policy Reform。大部分的公司都认为如果特朗普把公司税从现在的35%降低到15%的话,不只是会有利于公司和顾客,也会对整个美国经济产生非常正面的影响。几乎每个公司都支持。

整体来说,美国的经济现在还是处于蛮健康的状态的。今年只要美国股市有任何大跌的时候,我都觉得是可以趁机会进场捡便宜。

话说回来,美国股市现在一直还是保持比较高的价位。我还是鼓励大家趁一个大掉再进场。现在进场风险比较大了。

接下来这两个星期,华尔街都很期待特朗普新的的税务政策。现在投资家都在看是否能降低到15%。但是我认为这期待已经反映在股市的价格了。有可能税务的消息公布过后,股市可能就会有机会调整。

还是鼓励短期头投资美国股市的朋友要有耐心等待调整。

  新加坡股市虽然好,还是要看大哥美国表现!

海指现在是3120点左右。一个月前我们有提到,从技术图表来分析,海指已经有了4峰突破,Quadruple Top Breakout。这是一个看涨的图形。当时有提到如果海指能站稳上3000点,是很有可能继续往上升。

结果海指真的突破站稳3000点过后,就一直跑到现在。整个新加坡股市这一两个月都蓬勃起来。很多股票都跑上来了。

哪到底是什么原因让海指从年头开始到现在已经涨了接近8.7%?

我认为有两个原因:

1) 银行股 自从特朗普在 118日当选美国总统,美国银行股就跑了上来。原因是特朗普宣布政府会去除许多管制银行的条例。没有这样多的条例管制,银行股的业绩肯定会增长。再加上利率的上升,最近也驶到银行股的业绩表现相当不错

2) STI的其中一支股票,Global Logistic Properties (GLP) 可能要私营化的消息驶到公司股价从$1.78跑到现在$2.76,带动了STI

整体来说,我认为这一波海指的上升也是因为美国的股市带动的。自从特朗普当选,美国和新加坡股市就跑到现在。当然我鼓励大家也要留意接下来市场如何看待特朗普新的税务政策。这也会影响全球股市的表现。


中国已经在阻力区3250-3300点  - 鼓励套利!


中国上证指数大概在3250点。我们有在节目中有提过上证的范围是在3000-33003000点我们叫做便宜。3300点我们叫做贵。

目前上证已经很靠近阻力区3300点,我觉得短期会有很大的压力。短期投资的朋友鼓励开始套利。

Property Market Outlook & Opportunities seminar for 2017

1) It is a Buyers Market now

As the saying goes, Amateurs invest in a Sellers market, Professional invest in a Buyers market. There is no better time to find properties that sell at an undervalued price. Or negotiate better conditions with the sellers like a longer options period etc.

2) Developers are willing to give huge discounts now due to QC and ABSD rules!

ABSD (Additional Buyers Stamp Duties)

From late 2011, property developers have to develop all residential site that they buy and then ensure that the units are 100% sold within 5 years. Failing that, developers have to pay ABSD of 10% on the purchase price of the site.

QC (Qualifying Certificates)

The Qualifying Certificate (QC) gives foreign developers 7 years to complete and sell all the units in a development. If the foreign developer is unable to sell all the units in the development within the seven years, they will be taxed 10% of the land price they paid for that parcel of land.

Both QC and ABSD rules are forcing developers to try to sell their unsold properties at a discounted price and it is a chance for investors to take advantage of this before the market recovers!


3) Deferred Payment Schemes is an unbelievable scheme!

And it is not just the discounted price that is tempting. Property developers are now resorting to deferred payment plans (DPS) to entice buyers without having to pay large amount of cash up front.

Now with the new deferred payment schemes, you only need to make 10-20% down payment upon signing the Options to purchase (OTP)

The remaining amount can be paid between 1-3 years, depending on the type of DPS made available by the developer!

-----That means today, you just need to pay 10% down payment and you can live in the house for 3 years before you get loan to pay for the remaining amount perhaps in 2019! 

Imagine 3 years living in the apartment for FREE!? Unbelievable right?! It is happening now.
